Rental Policies Smoking: We do not allow smoking inside any of our properties, this includes the garage. If you or your guests smoke it must be done outside. Any hint of cigarette smoke in the house will result in the forfeiture of all deposits on file. Pets: We do allow small indoor dogs and cats in most of our properties. There is a pet deposit required on all animals. In addition a 100 cleaning fee will be withheld from deposit when you move. We charge $25 more per month for pets. Certain at risk dogs are not allowed inside or outside. This includes pit bulls, Rottweilers, and several other breeds. We do not charge a deposit for service dogs for the blind or disabled. Credit Requirement: We do require a credit and background check on all properties. We like to see a score of 650 or higher, however lower scores will be considered on a case by case basis. Scores below 600 may require a larger deposit. Income will also be considered along with the length of time at your current job. As a general rule your gross monthly income should be at least 3 to 4 times the rent amount.
